Sustainability

The proposed development is located close to existing services and transport links; although it is acknowledged that the services in Stoke Mandeville are limited. As part of the development, a Village Hall/Communal Workspace is proposed, which would likely provide retail facilities on the site. The site proposes a pedestrian/cyclist connection to Stoke Mandeville Railway Station via the existing car park, which will improve accessibility to the platforms and allow residents to access services in Aylesbury within approximately 10 minutes. The site will also link with the AGT-1 site located on the SEALR where additional facilities will be provided.

There are bus stops located on A4010 Risborough Road and A413 Wendover Road. A4010 Risborough Road is well served by the X9 and 130 services that run between High Wycombe and Aylesbury at a 15-20 minute frequency on weekdays and Saturdays. The number 50 bus service, which runs between Aylesbury and Halton, stops on A413 Wendover Road and operates at a weekday frequency of every 30 minutes.

Stoke Mandeville Railway Station is located adjacent to the site and provides half hourly services to places such as Aylesbury, Great Missenden, Amersham and London Marylebone. The railway station also has space to park up to 120 bicycles.

In addition, a number of features will be built into the development to encourage long-term sustainability including areas for public open space, a children’s play area, new footpaths (including retaining and enhancing the existing Public Rights of Way) and pedestrian crossings on Risborough Road and Wendover Road to enhance access to local services and facilities and reduce severance.
