Richborough and Manor Oak Homes are consulting with members of the local community on proposals for a new residential development on land off Risborough Road & Wendover Road, Stoke Mandeville. The proposals, which are still evolving, are currently for a residential development of up to 650 dwellings including a mix of market and affordable homes, together with a country park (SANG), village hall/communal workspace, multi-functional open space-functional open space, community orchard, community allotments, locally equipped areas of play, multi-use games areas, SuD’s features, landscaping, a mobility hub with provision for EV charging, secure parking and bike/scooter hire, enhanced pedestrian connections and associated infrastructure including a new pedestrian footbridge across the railway line. It is anticipated that 25% of homes will be provided as affordable housing which exceeds the current local planning policy requirement.

A feedback section is provided on the ‘Your Views’ page which allows comments to be entered and returned to Richborough and Manor Oak Homes. We welcome any comments that you may have, including what you might want to see on the Site, which will be taken into consideration as the proposals are developed. Following submission of an outline planning application, the application will be subject to a further period of statutory consultation by Buckinghamshire Council. At that stage, you will have the opportunity to submit your formal comments on the application to the Council before a decision is made.

Richborough is a privately-owned land promotion business which was founded in 2003 and is one of the UK’s leading independent land promoters. We are an open and ethical company which seeks to engage with communities through consultation events in order to consider local ideas and proposals before submitting planning applications for approval.

Manor Oak Homes is a multi-disciplined company founded in 2010 that specialises in promotional agreements for strategic land development opportunities. Manor Oak Homes consider the sustainability of their developments to be a key issue and aim to include design features into their homes that will help reduce water and energy use, such as Solar PV panels, recycling water and many more efficient commodities.

Manor Oak Homes are founding members of the Land Promoters and Developers Federation who support the housebuilding sector providing “oven ready” land with planning permission that can easily be acquired and built out by national and regional housebuilders, helping to bring homes to the market in a timely manner to meet local need.
